How are yal finding LLC owners?

Question

I've been struggling to find LLC owners because when I go to the county site it shows a company name usually. I look up the company on the secretary of state site and sometimes its there but most of the time it's not. I also skip trace the mailing address but it's usually a suite number in a plaza. What is the best way to find out who these owners are? What about unit count and renovation status for these buildings? I'm looking at apartment buildings in Phoenix. (Yes I've searched the forums for answers.)

Thanks Dean, I usually do google the LLC as a last resort. I'll have to try Facebook that's a great idea

Also googling the LLC name will often turn up some info on the company shareholders etc. I have found facebook to be the most useful. I find so many LLC owners on there it's a great, and free.

Tom I have talked to Lexus Nexus and I do look forward to subscribing when I become eligible. That's a good idea to look at signatures! Can the statutory agent sign articles of organization and registration documents? If so, how would you find the owner?

Chris that's smart! I never thought of that; should I go to the state office in Sacramento? It's about 8 hours away with no traffic, is there one in San Diego?

When you say "companies registrar website of the state" do you mean, in this case, the Arizona Corporate Commission website?  It's  ecorp.azcc.gov      Usually the only addresses I'm able to find here are the mailing, which is rarely helpful, and the property address which returns the LLC info when skipped. The name is the LLC. I will have to check out Reonomy. Have you used it before?

@Allison Meggison there are few options, but here are the easiest ones.

1. more often then not you can find the oner on the companies registrar website of the state it is registered in. you will find a name and address there but no phone number. then you can research the number or mail the address.

2. Hire a skip trace service.

3. Paid subscription service called Reonomy.

You can try Nexus Lexus (spelling?) or you can go to the secretary state website and see who the members are and backtrace it that way.  In Arizona and California, someone has to sign the statement and you can try to track it that way
