@Erik H. - Fresh paint and surfaces (LVP, carpet) and updating plumbing and electrical fixtures can go a long way toward rent bumps. Same with curb appeal.

I think it’s a good idea to remove carpeting and replacing it with a shiny new wood floor instead. It can be expensive, but there are alternatives to traditional wood floors that are much cheaper. I would also upgrade landscaping, which is pretty cheap but creates a great first impression. @Greg Scully gave great options to increase the value of your property, just adding a fresh layer of paint can instantly make the house look much newer.
Replacing/repainting the door and adding window shutters also adds a lot of value to the exterior of the property. I would also swap out old light fixtures if necessary.
@Jake Marmulstein agreed. I think another thing to think about is current styles. One day stainless appliances and nice and black the next. People like current styles.
