Killer deal no funding - How would I approach this?

Hey everyone,


Long time listener since (2014 or 15ish) just registered today. I have no property because my credit is crap. I used to wholesale, but I recently found a killer deal. It's a property I just got done walking. I can make positive $74,000 cash flow a year on a 4 unit house. How the income is generated is very unique and the people on the forums here are probably not doing it, because of the type of people that will be living here. 

I was wondering how to make a deal happen without the money. Where should I look for funding with no credit. This is a great opportunity and the numbers are completely solid with worse case still generating over $48k after expenses yearly on a 300k investment.

What should I do?
