A Blanket Mortgage for Newbie Investors?

My husband and I are total investing newbies. We'd like to dive right in and take over a few properties. 
We've found a "portfolio" of properties that looks good. The owner is selling several duplexes, in the Midwest, all on the same block...they basically make up the entire block. 

They're in a nice area and seem in good shape. 

If the inspections and such pan out, we're thinking of buying all of them; but we'd like to have a 5% down payment on all of them.

Is 5% down possible with a Blanket Mortgage?

Any advice is really appreciated. We're both very new to this, and we're trying to research.
