Your thoughts Morningside Detroit ?

Micro market Detroit can be hot and then prohibitively cold only a few blocks away. What are your thoughts on Morningside, in general ?

Morningside is Great and on the up and up! When you drive through the neighborhoods it’s nice to see dumpsters and rehabs on every block which is also starting to diversify the neighborhoods.

Morningside has also recently taken initiative as a community to cleanup and revatalize the areas within and small Parks etc.

The Detroit Demoliton Contractor’s have also just recently demolished and are still  demolishing any blight that remains in those areas.

The All Brick Homes with stone and concrete accents are beautiful and built to Last!

Find the right product and Morningside will be making your mornings!

In general it's exactly like you just described. I own one house in Morningside, but I wish I had more.

That said, I've had plenty of opportunities to buy more homes in that neighborhood, but I've passed on all of them because I'm extremely picky with what street I'll buy on.

The house I have there I picked up for two months ago for $40k. It appraised for $45k a month ago and I'm pretty sure I could just clean it up and sell it for $50-$55k if I really wanted to.

@Max Pallatt, the data backs up your notion.

If we take a look at the change in median home values from 2014 to 2018 at the tract level, it's clear that certain blocks are going up, while a block next to it has gone down in the same analysis period.

Agreed if you dont drive that street and that area it could be very costly, it could even loose you money.

I agree with @Alex K. and @Keyonte Summers on Morningside.  There's decent action from other investors but you need to drive the streets.  If you "buy" right and stick to brick you'll be in good shape.

Morningside is pretty good looking into getting in that market. I would say its next up from East English village.

Thx Travis Art and Alex. Morningside seems compelling. As a follow up, and a tilt of your hand, if you had unlimited resources and crystal ball, are there any neighborhoods you have good hunches on ? I understand what I’m asking. Thanks for your input as I’ve got DETROIT on my map and any/all input is much appreciated !
