Hi Everyone. I have a distressed property in Philadelphia I own free and clear. Im looking to BRRRR the property (minus the Buy part) but I'm having a hard time finding reliable comps to assess my ARV. the property address is 3432 N. 18th Philadelphia 19140. I've been trying to figure this one out on my own but now its started to frustrate me cause I keep getting different result. Really need to figure this out so I can start looking for lenders.

giving the address is only as small part of the equation, give us, square footage, number of units, condition (with pics), rents, utilities (and if tenants reimburse), etc
