Does Moines PM Recommendations

Anyone have a property management recommendation for smaller MFs in/around Des Moines?  Thanks in advance!

I use Top Shelf for all of my properties. I have everything from single family, small multifamily and large MF, he handles it all.

No PM is going to be perfect. It’s not a fun business. I have been through multiple managers that I’ve had to let go. I ran a PM company myself and wasn’t perfect, ask @Alecia Ashby

What is important is finding someone you can work well with, has a good track record and can run your type of property in its current situation the way you want it managed.  The wartime general is quickly replaced once the treaty has been signed.     There was a very different general  on the Western front than there was on the Pacific front.

@Craig Fitzsimmons try searching meetup.com for all the local REIAs in your area. Go to these meetups and network with fellow landlords. Also think about checking out your local landlord associations as well. You can find good resources and referrals there

I’ll be keeping an eye on this. I have found a problem with every single PM company I have investigated in Des Moines area. Just this week one of the “bigs” rented out to a tenant that I’m evicting. No calls from them to me prior. And when I called them I just got the ‘ol; “we can’t confirm anything”. So, another PM I’ve crossed off my list in the area. Another 2-3 this year never returned my calls. And another one made two appointments and failed to show (“was that this week?”).

I’ll be watching Top Shelf as has been recommended on this thread. I self manage for now, but won’t be self managing in the future as I acquire more properties.

It is very important that you make sure you take the time to interview and have candid conversations with a PM company. Let them know your strategy, your goals and what your business plan is to ensure that your business plan aligns with theirs and you can both work towards the same goal. If they are not aligned then simply keep looking till you find one that is.I would look up NARPM and start with them..Below are some questions I would think would be a good starting point for you to see who really treats their company like a business or a hobby.

Questions to Ask prospective management companies

* What are your average days on market for vacant homes?

* What is your average rent amount for all properties managed?

* What is your average work order cost for the owner?

* What is your average make ready cost for the owner?

* Are all my invoices uploaded to my owner portal?

* How do you advertise your vacant units?

* Do I receive video of my pre and post make ready?

* Do you have a setup fee?

* Do you upcharge on maintenance?

* When do you make owner payments? How often?

* Are you a Certified Property Manager?

* Are you a member of NARPM?

* What is your Guarantee?

* Do you provide move in and move out reports

* How many pictures do you take of the property prior to tenant moves in and after the tenant moves out

* Do you get weekly reports when the property is vacant what prospective tenants are saying about your home

* Do you provide monthly newsletters to your tenants

* Do you hold investor education classes to help me become a better investor

* Do you have single point portfolio based management services?

* How many properties do the owners actually own themselves?

* What do you do to ensure that the tenant is responsible for security deposit disputes since that is the largest reason for owner lawsuits

* How familiar are you with the newly changed laws that can affect you the owner if they are not used correctly?

I was happy with Charles Goodall for my property in NW DM, but haven’t been in touch for a few years since I sold the property so I don’t know if he still PMs.
