Online Tools for Cape Rate

Good morning BP,

What reliable online tools are you using to determine the CAP RATE for an specific area without have to ask a BROKER or an AGENT.

Reason why I'm asking is because I have called many different brokers and agents for a determine area and seems that not one will say the same cap rate. They all vary.

As @joseortega wrote there isn't a single cap rate for an area but there will be a range depending on the very specific location and quality of the asset.

Local lenders who do a high volume of deals are often the best source for cap rates, brokers are also good. Many brokers release cap rate surveys.
