How to get paid

I have access to a multi-family property & an investor who would like to purchase it. It is off-market & seller direct. The investor believes the seller should pay my fee but I have spoken to other multi-family owners in this market & they say the seller never pays. I suggested including my acquisition fee in her purchase price. What is the best way to structure this deal?

Howard Salpeter are you a licensed agent? If not, does the law in your state allow you to collect a commission if you aren't licensed? If you're not licensed then you need to gain control of the property, and flip it to the buyer for a higher price.
