Triplex Investment Question

Hello all, Perez here and New to this forum. 

Im looking at 2 triplexes, fully leased out. Combined rents generate $4375 gross. Purchase price give or take $350k.

When financed with a payment of $2172 PITI , would you say this is worth considering?

Mind you, the actual selling/listed price is $250k each=$500k total, but looking to present and offer thats 30% back of listing price, given that their trying to liquidate and they mentioned a better offer if both triplexes were to be purchased together. 

Thoughts? Recommendations.
