Buying my first property with 0% down

I'm trying to buy my first property but have no money to put down. I was considering using my VA loan but the rules for the VA loan states that the property must be used as my primary residence. So I wanted to know which route I should take? I've looked into seller financing and also the 80/20 loan.

So why not make it your primary residence?
