Financing a 30 percent down payment

Hi bigger pockets, I am considering buying a duplex for 118,000. Both sides are rented out for 1400 total. The seller offered seller financing with 30 percent down, my only issue is I don’t have the cash, so what would be my best way to fund the down payment?

Negotiate better terms. Maybe pay $125k for a 20% down payment. The find someone to partner with or lend the remainder.
