Renovation 43 unit. Any recs on material bulk pricing, brands?

Question

Looking for recommendations for bulk pricing and brands for flooring, cabinetry,  low flow toilets, appliances, etc. I have a few local sources but since about 80% of the apartments need reno I wanted to throw this out to get some more options.

@Tyler Frederick Weese home depot has a "bid room" for bulk pricing. Lowes pro desk will deal as well. Here there are a couple of local building supply houses that will work with you on the project

You could also try getting some perspective from a vendor/distributor in the multifamily space like HD Supply or others. They may have recommendations based on what they sell to larger complexes.

In my limited experience, I found that if you go through a "local" construction supply store you can negotiate bulk pricing with them. They tend to sell limited quantities in one-offs, but if you're going to help them move some product, then they can assist with the pricing. Also, it all significantly depends on your level of finishes. Some products like Viking stoves never get discounted (not that you're putting them in rentals). Paying cash usually helps save you sales tax cost plus whatever you can negotiate.

Do you have a PM in place? I would assume IF they are familiar with the process of value add they would have it down to a science. If they do not offer this service, I would look at another PM.

If you do NOT have a PM and plan to self manage, I really don't have the answer for you. One thing I can recommend is do a search for these discount appliance stores.

There was one place in brooklyn who had no display/showroom. They would tell you to go to PC Richards and call them with a model number for a price. Perhaps this could help with pricing and timing of delivery. No need for 43 stoves in the parking lot day 1.
