Which paid service(s) is/are best for me?

Hi, I’m looking for suggestions on which paid subscription service (list source, lead Sherpa, skip genie, reipro, reonomy, etc.) would be most beneficial to me. I’m looking for a service(s) that can give me:

1. The address of every 4-plex in an area (even properties that aren’t for sale).

2.  The contact info of the owner.

3.  Filter out the owners on the Do Not Contact list and litigators.

4.  Comps and recent sale prices of similar properties.

I will not be wholesaling. Instead, I will only do marketing to owners of properties in a specific area that I’m interested in. Thus, I won’t be sending out thousands of mailers every month. I’m ok with a paid service, and only keep it for a few months.

Suggestions?

You can get all that info directly from the city tax parcel list expect for the do not call list. Thats where the list services you mentioned get the info. All the services you listed are different and do different functions. Listsource is just addresses no contact info. The others are self explanatory on there sites. Reonomy is property and owner info.

Do you know what I need to specifically ask for to get the city tax parcel list?  And with that list, can it be sorted so I know how many units each MF property is?

As a side note, I have contacted the city's assessors office a few times to attempt to get this list, and I have not gotten anywhere.  The assessor's website will not allow me to search for this info (I can only search individual properties if I have their specific address or an individual parcel number).
