What is the average apartment complex size to produce 20k cashflow?   Per month.   It's a vague question I suppose but I could get some idea from experienced apartment complex owners I would be grateful.

Pure cash flow after a mortgage payment at 25% down, is going to be in the 150-250 unit range. 

Let's do the math:

Purchase of $16 million

Loan: $12,000,000 @ 25% down, 30 year, 4% interest

Loan payment: $694k/year

Cashflow needed: $240k/year

NOI: 934k

An NOI at $934k outs us at a purchase price of roughly $16mm near a 6 cap. At $100,000/unit you can buy a 160 unit property.
