Tenants VS No Tenants

Good day,

I am a soon to be a first time homebuyer of a multi family. I have noticed from just browsing online, homes selling with tenants already residing.  I plan on being a owner occupant.  

What are the pros & cons of purchasing a multi family with existing tenants?  Any tips on going about this process?

My concern is how will I know the exact condition of the apartments for any damages, problems, etc?
