On-site handyman covering multiple buildings

Hi all,

A syndicator I know is using a handyman, who lives in another complex the syndicator owns, to take care of his latest deal.

The guy is retired and apparently has done a good job for the few months he’s been on the job at the syndicators owned complex.

In exchange for the work, the syndicator is providing him free rent where the handyman currently lives.

On one side, this greatly reduces cost but on the other, can this guy really take care of another 64 units on top of the 30 he’s got currently.

Syndicator does have a line item for handyman in his plan but wants to try this approach first.

Anyone have thoughts on this?
