Real Estate Markets (where to invest)

Hi everyone!

One of my goals this year was to invest in another cash flowing multi-unit property (4+ units) out of state. I will be starting my own real estate market research and narrowing it down to submarkets, looking into population growth, job diversity, median household income, emerging markets, etc. Job growth will be a hard metric to consider now due to the current economic circumstance but figure I can capture data before the health crisis. Any recommendations in cities to invest would be extremely helpful!
