How To Find Duplexes

Question

I've been practicing running numbers for rental deals but I have one problem: I find these duplexes and come to find out that it's only ONE side. How exactly do I find the WHOLE duplex? (on Zillow, Realtor, Redfin, etc.) Should I just wait until I have access to the MLS when I get hired as an agent?

Reach out to realtors in your area and let them know that you want to invest in duplex. If you’re going the traditional mortgage route, show them that you are serious by getting preapproved prior to reaching out, and offer to send them your preapproval letter. This will make them take you serious, because a lot of people waste our time. It also gives them a budget to work with. Also, ask the real estate agent to set you up on MLS auto alerts that match your criteria, so that you never miss a good deal that hits your market. Talk to several agents and observe how well they communicate. If they don’t return your calls in the beginning, it’s a good indicator of the type of service you’ll receive as a client... Whatever you do, don’t give up! Buying a duplex is definitely the way to go, especially when house-hacking. I hope all goes well for you!

Hey Brandon, I'd vote for local contacts. You'll start networking early (maybe even find a brokerage you want to work for) and you can get off market deals. The realtors I work with know exactly what I'm looking for and call me when they find/hear of something that meets my criteria. Being able to close is a big deal, it moves you to the top of the agent's list.

@Brandon C. it may be those websites then. They are not geared towards multifamily at all.  The vast majority of their traffic is for Single family homes and it is geared for such
