Insurance company suggestions for 4plex?

Any suggestions? What type of price should I be looking at for a 4plex listed at 100k?

Try allstate. I was shopping around for a quad about 5 months ago and they were the cheapest quote for the same coverage as everyone else overall.

I agree.  Based on my experience, the quotes from Allstate are always lower than what I get from Farmers.  However, I've been dealing with this Farmers insurance agent and his dad for over 20 years. They are like family. I guess I've been paying a premium for my insurance for a long time. :)

Find an independent insurance agency in your state. They will be able to run your property through 20+ companies. It is also easy for you and them to check every year and verify it is the lowest premium.

I've had good luck with Foremost.  No nonsense coverage and they are very familiar with landlords.

I'm sure prices will fluctuate wildly based on where your property is located, property age, the deductable you choose, amount of liability, and other endorsements (loss of rent, personal property coverage, etc)  but for a 3-family in NE Ohio with $150K ACV the premium is about $980/year.

Be very careful with Allstate.  I had 3 of my investment properties with them, but they wouldn't renew my policies because I wouldn't move my auto and homeowners over to them (no claims, no issues, so not for any cause on my part).  They told me it was their new rule.  Then, even though I transferred them to USAA (thankfully, USAA takes more than just one rental now), Allstate reassigned my policies to some other company, North American or something, at a much higher rate, without me ever agreeing to it, and they changed it at the mortgage company to be sent to them, not USAA.  Took a lot of hassle and calls to the other insurance company and mortgage company escrow departments to straighten it out, even had to pay USAA out of pocket until the other company sent my escrow funds back.
