2020 is coming to an end

I  had one goal this year which is to close on a 8-20 apartment unit.

I haven't given up yet. I know that anything can happen in 3 weeks. My team can call the right seller tomorrow and all of a sudden we have a property under contract .

I am like Kobe bryant. I can be down 4 points, but as long as there is time on the clock I'm going to keep shooting.

I did everything in my power my first year of my quest of my first apartment deal:

1) got a mentor

2)studied and worked my butt off

3) invested in myself

4) woke up everyday at 430am

5) stayed in touch with brokers

6) got over my fear of making cold calls

7)  hired/built my team to generate leads for me

8) followed up with sellers (calls, emails, videos, letters, etc)

9) analyzed and made offer on several deals

My mind is racing what could I have done better?

I'm going to sleep now going to wake up tomorrow at 430am to take another swing at this.

Regardless what happens I won't give up.

This is to be continued... I'll touch back on this on my birthday (12/30/20)

I think sometimes we get hung up on the timeframe. Just because you started on Jan 1 does not mean that you have to have something done on or before Dec 31. You are doing what will get you deals. It will happen. HOPEFULLY as you have been working toward 8-20 units, you have found a 5 unit or 6 unit or maybe a 40 unit. If you haven't yet, you will. 

Keep putting the effort and things will come your way. It might be a smaller or bigger unit or it might be someone else needing help. It might be someone bringing you a deal to partner with where you can help AND gain some experience. Maybe an owner of a 20unit does not want to sell, but wants to sell his small strip center. When you have the goal and the support efforts, things happen. Maybe not what you expected, but things happen!!
