Duplex vs. Triplex in SF bay area

Hi, Happy New Year! We are looking at homes in the San Francisco bay area. we'd like to see which is better (or pros and cons) generally: duplex vs. triplex? Also, for a small area with relatively stricter rent control, is duplex better than triplex? Thank you!

What part of the Bay Area?  Are you pre-approved with a lender yet? If not, then that is your first step. If you don't now of a lender I have a couple of referrals for you.
