Making the Leap to Multi-Family

I currently own and self-manage on the West Coast.  It's been suggested I 1031 a condo which I own outright into a larger MF property.  I've found a 16 unit building I'm interested in, and that's more in one place than I've ever handled, plus commercial instead of residential financing.  I'm an experienced PM w/a legal background so not concerned about that part of it, but I would love to know how you 'made the leap' from SFRs/duplexes to larger properties?  All advice appreciated.
