Types of tools real estate investors at all levels use to evaluate their potential investments • 2. What their experience using those tools is like I really appreciate your help and willingness to share!

I've tried 3-4 of the canned deal analyzer tools (excel based) and really like using the Michael Blank SDA. Well worth the investment IMO - lots of work done for you for a reasonable price.

Most mid to large sized companies are using excel. My company uses and excel template that we have created and tweaked over the past 10 years. It started with just one page and will soon have 10 tabs. As for teaching on the spreadsheet, I use sample deals and create a video going through the underwriting, along with typically another hour or so fine tuning the person underwriting after they practice it themselves.

I'm a small multi family property owner, I use excel. I created my own valuation model, I love it, it helps me understand the value and future potential of a property. It's the best I've seen (though to be honest, I haven't seen that many others). I'm not sure that I'm ready to share my model with random people, but anyone with excel knowledge should be able to build their own.

Carolyn, I would google Spencer Burtons - commercial real estate investing models. He has some great models or youtube videos that can help you out. Larry Sparty Investments.

Microsoft Excel with custom underwriting models is the most common. I think Google Sheets could see more adoption but it's not quite there yet as a product.
