Hello BP family. I’m a young medical device salesperson living in Jackson, TN. My wife and I are very blessed to have a substantial income for our age and location in Jackson, TN. Over the next year, I am looking to find a someone willing to teach me the ins and outs of the market, while helping close that first deal. Duplex would be ideal and know if done correctly could help us reach financial independence at a very early age. Would love to buy lunch for anyone in and around Jackson willing to discuss.

@Blake Karnes Hey Blake, great story so far. Glad you have an interest in real estate. Why do you want to start with a duplex?
There is plenty of info online and on Biggerpockets on how to buy your first small investment property. You wouldn’t necessarily need a mentor for something like that. Just network and ask questions.
If you wanted to scale and go larger, it might make sense for you to invest in a mentor(the right one lol). Find out what your strengths are and add value to somebody more experienced. Find out what their problems are and work to solve them. Let me know if I can help.

@Blake Karnes Welcome to the BP family and enjoy the journey.
If you plan on self-managing your first property, I would totally recommend @Brandon Turner and Heather's book on managing your rental properties. I know it gave us confidence in managing our own properties and creating the system to hand off some responsibility to other people.

Does your income qualify you as an accredited investor? And are you wanting to keep your job or find a way out as soon as possible? If you like your work, it could be worthwhile to consider participating in commercial syndications where you're truly an investor and not dealing with the hassles of smaller rentals. I did rentals for 15 years. Selling them off and putting that money into syndications brings me joy!
