Finding Cash Buyers for Multifamily

I am looking to learn how to wholesale Apartments and other Multifamily properties. Can somebody please advise the best way to build a buyers list for multifamily buildings.

How is what you are proposing to do different that what a commercial real estate broker does? Except he is licensed, legally able to collect a commission, works with an established and recognized company, has access to specific data relative to each apartment complex, and has a community of other licensed brokers to network with.

I am assuming you are not planning on actually purchasing the apartments and then selling; apartment owners are usually much more sophisticated than homeowners, you're much less likely to be able to bamboozle them with no earnest money, extended due diligence periods, contract assignments, false or no mortgage approval letters, etc., that have become the MO of many lightweights in the SFR wholesaling industry.
