Motel to Apartment Conversion?

I have quick and simple question. Has anyone in their investing career ever convert a motel (roughly 60 doors) into an apartment of about 20+ units?

No, but this looks like a real good question, in light of less travel related to coid 19, and challenges in maintaining an acceptable occupancy level.
