How to find vacancy rate for nearby properties...

Hi, I am trying to find out as much information as I can before I make an offer on my first multi-family property... I'm having trouble on how to find out what nearby similar properties are experiencing for vacancy rates. Also, since I'm not allowed to inspect the property until an offer is accepted, what other other things do I need to research...So far I've done the basic financial analysis on the property, checking the outside building structure, and verifying the rent rolls, as well as rent comps for the area... Anything else I should research before I make an offer? Thanks.
