FHA Sustainability Requirement

FHA Sustainability Requirement for 3-Family

We are under contract for a 3 family with two long term tenants with below market rent. Their leases expire 30 days after our close date.

For FHA sustainability rules would market rent apply or would their current rent apply? Have gotten mixed answers on this from our broker and I am concerned.
