MultiUnit Apartment complex the way to go vs SFR flips?

Hi everyone, I'm in the Las Vegas market and I'm looking to transition from SFR flips to multi units flips going after"mom and pops" type owners or tiered landlords 10-20 units type. The problem I'm facing is how would I know a good deal vs a bad one? Understanding a good NOI with bad cap rate and vice versa. I'm new to the multi-units area. I am 100% all in to do what I need to do to find deals through Commercial brokers and going out there and finding deals. I needs some expert guidance hope I can get everyone's advice and opinions on here. Thanks in advance!
