How to divide a parcel of land?

I own a house on 0.77 acres that's sitting very close on the edge of the parcel, and the acreage is large enough that I think I can divide the land and sell off the land or build on it without decreasing the value of the existing structure much. Can I get a basic idea how to do this? I have never done this before so any suggestion on where to start or how long it takes or how much it typically costs are appreciated.

Hey @Allen L.

Your first step would be to speak with city/county planning and zoning. They will be able to help you determine if this would be feasible. There's a chance it won't be, due to setback requirements, so make sure you get information from them on what those are for the property. If they give you the green light, they'll then help you with next steps.
