How to divide a parcel of land?

I own a house on 0.77 acres that's sitting very close on the edge of the parcel, and the acreage is large enough that I think I can divide the land and sell off the land or build on it without decreasing the value of the existing structure much. Can I get a basic idea how to do this? I have never done this before so any suggestion on where to start or how long it takes or how much it typically costs are appreciated.

I agree with @Brenden Mitchum that speaking with the City is the best place to start.

When dividing the lot you'll need to ensure that each of the lots maintain all the minimum requirements for the zoning that they fall into.  Depending on where the home sits and the dimensions/configuration of the full parcel, sometimes the "road frontage" is most restrictive requirement.  In most cities that I have worked with in Texas, assuming the dimensions can all be met, this would require a licensed surveyor doing a plat.

Allen - Both @Brenden Mitchum & @Jamie Hora are correct. I'd go to the city or county 1st (whoever is making the zoning/planning decisions). The municipality dictates what can be done, even what they are encouraging, based on their 5/10/20 year plans. Ask about zoning, setbacks, land use & utilities. Look at the plat of your parcel (these are public records in the clerk & recorders office), maybe there's an easement running through that end of the property that wouldn't allow a structure to be built over where you thought you could (doubtful, but possible). These will all affect the feasibility. Once you determine if it can be done, I'd reach out to a local surveyor for a rough quote to see what the cost would run. You'd then be able to determine if it is worth the time/effort to divide.

Your first step would be to speak with city/county planning and zoning. They will be able to help you determine if this would be feasible. There's a chance it won't be, due to setback requirements, so make sure you get information from them on what those are for the property. If they give you the green light, they'll then help you with next steps.
