This house was built about 75yrs ago, and Im wanting to redo the kitchen...but I am not really sure how I could change that layout. That area to the right of the kitchen looks like it was for a small table...I guess to eat breakfast at or something. Do you see how I could fit some type of island in the layout?

The laundry room off the garage is perfect as a laundry/mud room. Don’t move it! It’s an asset for sure!

Thanks for that floorplan update. I considered opening everything up...but...that huge fireplace is in the way. And it goes all the way to the basement. Aint no way Im paying to have that removed. I think Ill remove the bricks around the perimeter of the fireplace, so it would be just straight from ceiling down to the floor, but thats it. I dont think that should cost me much. Ill have to consult with a pro first though. Also considered removing the walls but leaving the wall behind the first place up. Not sure whats best so I havent made any moves/decisions on this. First i need to get this kitchen done so I can up the value of this place. Then Im moving to the other areas.

@Eron A. definitely wall up that door and put in the half bath if you can. For the kitchen the original layout works if you are on a tight budget. Move the fridge so it not in a corner and maybe put shallow depth pantry cabinets on that side of the kitchen if you don't have the space for full depth. Also if you put in a stove on the penisula it would need to be slide in or you can do a smooth cooktop and a separate oven. If you are doing electric I would personally consider induction as it doesn't stay hot. For a house with kids consider that you want a higher level breakfast bar or something on the other side of that penisuala.

Take it all out except for the fireplace. It'll make a huge difference...

I'd take out the wall between the LR and family room. Open that sucker up!

oops didn't get the mudroom/garage direct. not sure there is room to squeeze in a toilet or if it would look. The rest I stand by. Why make expensive changes when you can make that "l" look much more modern as is?

Haven't read the rest of the replies cause I want to see if they match :) Sorry if this repeats: Why would you want to change the kitchen layout? Looks like it works really well. Make that family room the dining room and its kind of perfect. The area you have as living/dining can be an extra bed and common sitting/office. You could add shelves with/or a breakfast bar along the empty wall to give it completeness and more functional space and modern look and maybe add lights over the L that makes the room barrier. Since you have water running to that laundry room see if you can put a quarter bath in there along with the washer/dryer. Will help keep the layout on that floor flexible for different uses by having a guest be able to use the bath. I'd spend the money there rather than shoehorn in an island.
