Should I become a licensed general contractor for our property

Anthony Cole
Posted

I currently own 3 homes with a variety of construction goals. I've gained a ton of hands on skills over the course of the last 4 years owning these properties and considering applying to become my own GC for upcoming projects to strengthen my position as they become more complex.

My question is, is there any real benefit to becoming my own GC if I will solely be working on property that I own?

I self PMed for 12 years without a GC license.  Prices for existing construction got so competitive / pricey that I could build new construction rentals for less money if I took the GC costs out of the equation.  I got my GC singularly for new construction.

In NC, the GC exam requires good test taking skills, not construction knowledge. Most of the contractors I use for new builds know more about construction than I do.

If I need foundation work or load bearing work, I still use a GC that is much more experienced and knowledgeable than I am.
