New to Development (Seattle DADU)

Hi all!

I'm totally new to the real estate development side of things. One of my goals this year is finding a detached ADU project in Seattle (you can condo DADU's and sell them separately from the main house w/ Seattle's zoning). I'm still in the context exploration phase right now, but I've already offered on a few properties. What are some of the gotchas I should think through with real estate development? Separately, what are some good books, online resources, or people to follow?

After successfully getting through this DADU project, I'm thinking of trying a 6-8 unit Townhome type project. What are some of the additional problems that arise when you do development at scale?
