Build a new Multifamily housing Looking for developer partner..

Hello, I have land i own now in Hillsboro, OR.

 I am looking to build  quad/4 town houses on it. Per City we can develop that. I am looking for ideas on how to build. One of the options i consider is to give the whole land to a developer for free or at low price.... & have them finance build the whole project. After completion builder can own few units and give me a unit back. I have couple different lots that I like to try this model.
