New tiny home resort partnership question

I have the opportunity to partner with a contractor to develop a tiny home STR resort. I have over 40 years experience in commercial real estate and can offer all types of asset management. What are your thoughts on how I should structure this partnership?

You put up 50% of the capital and handle finding the deal, underwriting the deal, working with architects and designers, furnishing the homes, setting up the direct booking page, and coming up with a marketing strategy.

Contractor puts up 50% of the capital and manages the entire construction process (at cost) including permitting, entitlements, inspections, managing subs, quality control, etc.

Neither one of us has the capital to fund this 100%. We're going to have to syndicate it.
