Neither one of us has the capital to fund this 100%. We're going to have to syndicate it.

I have the opportunity to partner with a contractor to develop a tiny home STR resort. I have over 40 years experience in commercial real estate and can offer all types of asset management. What are your thoughts on how I should structure this partnership?

I'm not familiar with much of CA, but I'd say if it's anywhere near  #David Greene in San Fran, I'd ask him who he would recommend.

Ellie, I would think this and all the other violations would warrant eviction, but would suggest you look up the law in your state & review it. Also, you can call the magistrate/clerk of court and ask them. Usually the determining factor will be if you notified the tenant in writing of the violations? I would also suggest you contact animal control/humane society and report the neglect of the dogs.

Rebekah, I would suggest you contact your state real estate commission, state attorney's office to file a complaint & find out if auto renew is allowed. Did you find a clause in your lease referencing auto-renew?  Last, I would suggest you talk to your apartment manager. If that doesn't work, work your way up the chain of command (regional manager, vice president, president) appeal to their sense of fairness. With COVID you could probably default and not have an effect on you personally, but I don't know. Also reach out to your consumer protection agency. They might be able to help you.
