How to turn 200+ acres into $?

There’s an opportunity near me for a subdivision of sorts and I’m not sure where to start. I’ve always wanted to build a subdivision and people in our area are looking for land continuously. Does anyone here have any insight on how I could start something like this? Was considering splitting it into 3-5 acre lots for sale. Any investors looking for opportunity in something like this?

@Chandler Calvert your first step should be to contact the entity that defines and controls ZONING to confirm the current designation for the site you are interested in.

If the site’s current zoning allows what you “have in mind”, you’re in business and may be able to put a project together. If current zoning doesn’t meet your criteria, check to see if the Zoning Authority has established a long range master plan that allows your project/uses.

If it does, you have a reasonable shot at getting a zone change approved. If it doesn't, drop the idea of developing it and find another property or something else to do with your time and money. The
