Hi all,

I'm curious to know if anyone hear has went into property developement. This is the area I started when I first got into property with my father.

I'd like to know if anyone else has done the same and I'd like to hear there experiences...

I have been requested to interject on some of the topics in this forum that have not been given proper attention.  My background consists of 5+ years on the legal side of real estate development, and then I proceeded to create LLCs to develop small projects in the Sacramento MSA.  I am currently working on my 3rd project.  This is a paper lot development in which I was able to workout an equity partnership between our firm and the current owners of the property.  As this is an ongoing project I don't wnat to discuss too much.  But the essentials to take away from this project is: have a great team; engineers will pay for themselves if they have a good line of communicaitons with the Planning dept; your lawyers are only as good as the information you give them.

Another great piece of knowledge,  look for city owned property adjacent to property that is either non-conforming, or under performing, you can make the agrument for abandonment of this property.

This can infuse your property with instant equity.  This is not an easy task, but if you're mindful you can reap the benefits.
