New construction in R40-W zoning in Wake County

Hello,

I am currently looking at multiple lots zoned R40-W zoning in Wake County, NC. My strategy is to build town homes or attached single story multi unit apartments. Are there any local investors that have experience with such a build? I would be interested in partnering as well.

You will want to check with the WC Unified Development Ordinance to make sure your project is a permitted use. The applicable section is Part 2 - Residential Districts, 3-20 - Residential Watershed Districts. It says in 3-20-1 Description:

(A)  The R-80W and R-40W zoning districts are known as residential watershed districts. These districts allow very-low-density residential development in the form of single-family detached dwellings and duplexes. A limited number of nonresidential uses are also allowed, but generally only if the Board of Adjustment first reviews and approves a site plan and Special Use Permit for such use.

Sounds like townhomes or multi-family would not be permitted, but Wake County Planning and Zoning can confirm for you.
