Need some recommendation on building a triplex

Hey guys, I am located in Ardmore, TN. My partner and I have acquired a house with a small lot that was built in 1935. My plan is to use the lot area as much as possible. I had originally thought of splitting the house and the lot to build a duplex or quadplex. But, the city only allows duplexes with 12000 sqft lots. I am trying to utilize the lot area as much as possible and that got me thinking about attaching a triplex to an existing house, which the city allows since the whole lot itself meets the quadplex size requirements. The city doesn't allow more than one dwelling per parcel and this would meet that requirement. I would love to get any suggestions that would help me avoid any big problems that I may run into with this project. I know I will be having separate water, sewer, and electricity coming from the road. The utility company doesn't see any problem with any capacity issue to provide the utilities. There are a couple of bedrooms on the side that I would have to attach one of the units to form basically town house type design. 

What are the things I should watch out for?
