Cheapest 5 unit layout with ADUs?

Greetings,
My land density can only support 3 properties on it but I can have 2 ADUs. What is the cheapest layout of the properties on the land?
1) 4 units (two top two bottom) + 1 ADU
2) Triplex + 2 ADU duplex
3) 5 units all attached in a row
My guess is that the 4 plex takes up less land but is more complex to build upward and the detached ADU would add cost. The 5 units in a line is the easiest and quickest to build/maintain.
