Has anyone purchased Kai Andrew's landhacking program and if so was it worth it?

Just as the title says, I'm curious if anyone has purchased that program, how much did it cost (the lite program is $2500 but the main one isn't priced) and was it worth it? Or is there another free resource somewhere to find all of this information?

I'm super happy with BP as a great resource for more traditional real estate, but I'd like to do some exploration into land hacking as well.

No ACH Transfers – Just to clarify, we don’t use ACH transfers, which would require us to have your bank details (routing & account numbers). Instead, you checked out through Stripe with a VISA card ending in 1372 (expired). Perhaps it was a debit card, which may be why it seemed like an ACH transfer? 3. Regarding “Fraudster” – I believe we’ve crossed paths in a few events or calls, and I’m familiar with your name. You enrolled in the $99/month Pro Group, a membership for live meetings with me, not an online course. It’s a monthly interactive session. Typically, we send 3-5 emails each month with the Zoom link, topics, and reminders. What program is this? I only see the land hacker program that is 2500 for just content or unknown for the higher level programs (you only get this info after a call). Was the structure different when you joined, was it a different program, or is that how they run the upper two levels of this program? Thanks for the info!

I'd give Andrew and his team minus 10. Charged me $1700 for the pro group in sleezy way (never issued or emailed one single invoice or pre-notify that the next monthly charge of $99 would occur). I only found out for sure $1700 later (was ultra busy). From direct ACH, last place I thought of checking.

I was suspicious though half way, but couldn't find any proof that I was charged $99 every month in his membership area, nor was there a cancel button, and there was barely any content in that area, so I thought I wasn't charged, further maybe I wasn't even a member, and stopped researching.  A few month later, I sent Kai and email asking "is this a paid program?" NO ANSWER, and the charge goes on.

Eventually called up my bank to stop this fraudster named Kai and ask for refund, but the bank can only credit the most recent charge per their policy. Hope you sleep well Kai with the $1600 from which I gained nothing from.

Shameful behavior. I never thought an influencer can be so ruthless and conning even though he tries to build a guru reputation. Should there be Karma?

Just google Texas property tax sales.  Lots of material online.  Then contact a taxing authority.

In Texas, don’t understand why but they don’t auction off all of the properties.  Some can be years old.  Say they want $25,000’for back taxes.  You offer $5,000 and get it back in the tax rolls.

Examples of issues.   Tax sale is through 2021, how about recent years.  There are other entities owed taxes such as drainage districts.  Any epa issues.   Like any topic you have to put the time in and learn.

1. What's a property tax sale and do you have any examples of an "off sale list"?

2. Do you have any resources to learn the issues of buying tax properties? Or is that going to be specific to my location?

3. Can you point me to any resources to dive deeper into Land Hacking in general?

Don’t know the program.

Based on your other posts looks like your in Texas.

1.  Texas is the greatest state for property tax sales.  Don’t go to auctions.  Buy from their off sale lists.   Make low offers.

2.  Don’t do house tax sales unless you can bulldoze.  Takes 3 years for. Ownership.  Land is 6 months.

3.  Learn issues buying tax properties.

4.  Features: Whether you buy through tax sales or outright.  Look for views, seclusion, walkout basement potential, water feature potential- people love ponds, add trees, add boulders, multiple access or roadside properties, no zoning in Texas counties, check city zoning, location location, utility access.

5.  Subdivision potential

6.  Valueadd locations.  Selfstorage, flex buildings, next door properties.  If you can have a preexisting purpose for the land that will add value or for resale.

7.  Look for properties with high tension power lines over it.  You can’t build under the right of way but you can make money under them.  Other people won’t pay for that.

8.  Look for low spots, high spots.   Then fix for free.  Where other people see a mud hole, you see a nice building pad.

Key thing is you personally have to be creative.  Most people can’t see value in bare property.
