Intro / Land Investing

Good morning.

First timer here. Looking to get more into real estate. ATM, I have a rental condo in Costa Rica, a primary residence in CT, and passive investments in HML and in a real estate syndicate. I'm currently interested in learning more about land and I'm wondering, does anyone have recommendations for learning about land investing? Thoughts on buying expensive investor toolkits from supposed gurus?

Appreciate any guidance.

the thing about land is its hard to get financing without construction behind it . There is money in buying raw land and getting it permitted for build with plans and flipping it shovel ready
