Why we build the same floorplan over and over again:

1) Easier for Trades and Faster Build Times: Our trades have been working on the same layouts repeatedly, so they have become more efficient.

2) Less Mental Space for Decisions: We don’t spend too much time deciding on which floorplan to build, we focus our time on growing the business and serving our customers.

3) Best ROI based on Square Footage: The floorplan we build gives us the best return on investment. We hit the sweet spot by spreading our costs over a larger floorplan and providing something that the market demands.

100% agree! We take it a step further and build in factory then deliver the units to the site. We're able to crank out mods regardless of weather, have all of our inspections scheduled like clockwork, and control the timing of production with the site work.

Everything! Our mods range from 275sqft to 480sqft. We arrange these in unlimited ways - everything from ADU's, SFHs, and apartment complexes. Here's a picture of a duplex - each side is a 2/2 and 960sqft.

Makes sense. Why recreate the wheel. Do you ever have to switch the floorplan if the land is wonky?

Yes and yes. Our vendors give us better pricing when we say "We have 40 homes that we need flooring for" rather then 1 home. And we utilize in-fill lots and do our own development.

Do you get some economies of scale as well? Better pricing on material? Do you utilize in-fill lots from the city?

Exactly. And yes, we have had to switch floorplans in a few situations, but now from experiance we can avoid lots that we anticipate will cause this issue.
