Renting SFH in Augusta

Wondering if anyone has had any experience in Augusta, GA. I'm based in Atlanta and numbers don't work in my backyard. But they seem to work in Augusta. Considering buying a few new construction SFH and targeting medical/ft Gordon employees. There are also a lot of other encouraging drivers and tenant pool factors as well. Any thoughts?
