Land Investing / Flipping course

I’m looking for a course that offers the most cost-effective 1-on-1 coaching (best bang for buck). I already have callers and experience owning small multifamily properties and mobile home parks. However, due to limited time, I want personalized help to get through a couple of deals. I've never wholesaled or flipped a property. 

I’ve also heard that some courses require paying thousands monthly for marketing after enrolling. While I understand that investing in marketing can increase deal flow and volume, I believe beginners should be able to start with smaller, low-risk (low hanging fruit) deals to gain initial experience without spending a thousands ($2,000+) each month in the beginning (on top of coaching).

I also see lots of positive reviews on the internet about land flipping and wholesaling, however I'm curious if these people are actually calculating the marketing spend correctly and if the deals they're doing are actually profitable when taking that into consideration? If anyone has more color on this or has real examples, that would be very helpful.

Here’s what I’ve found so far:

  • The Land Method (Jonathan Haveles): His courses seem good and I like that he offers À la Carte coaching so I can pay for 1-on-1 coaching as I go which helps burden the initial lump payment. Does anyone know the pricing for this? 
  • Land Investing Online: I like that they have investors in their network that help acquire land for you (funding with no risk on your end), but it seems they require a substantial marketing budget on top of coaching fees. Also the guarantee isn't available unless you spend a ton on marketing and they have other nuances so its hard to get the refund. 
  • Land Profit Generator: Seems expensive and heavily focused on group coaching unless you pay significantly more for 1-on-1.
  • LAI (Land Investor Academy): I don’t believe they offer 1-on-1 coaching.
  • Land Capitalism: Seems promising and newer, but I haven’t found many reviews. Does anyone have experience with this program?
