Planned subdivision - with Crystal Lagoons as the draw

Anybody done any engineering on a planned community/subdivision.
And as part of that ask, has anybody looked into one of these Crystal Lagoons? 

It seems like a way to add value where not only will the bump in lot/home prices pay for the lagoon itself,
but I actually think the bump you would get would not only help get the subdivision approved in some ways but
also help sell through as well.

Its basically like you're able to give everyone in your subdivision beach access. And better than an actual beach
because the water seems much cleaner, much better looking and you have more control.
