Quadplex fourplex new construction

Hello, I'm new to this site. I want to see if anyone can share their experiences (pros/cons) with new construction of 4plex (Quadplex). I have a small piece of land that is zoned for multifamily near a urban city center.

Typically, you’ll need an architect to produce plans before a general contractor can give a truly accurate quote. That said, if you want to get an early sense of feasibility, you can start by asking GCs for rough cost-per-square-foot estimates.

The bigger diligence item, in my opinion, is rent. Make sure you have a high level of conviction around achievable rent levels and do a thorough comp analysis. In my experience recently, with new builds, rents don’t always clear the levels needed to justify the project, which can quickly make an otherwise good deal fall apart.
