Lot replat/split with Variance in City
I purchased a home on a corner lot With the ideal of creating a buildable lot because the existing home is very close to the front of the lot. Upon talking to the city, They advised me that the current setback and lot sizes would not allow this. Since then, they have approved several lots for developers that provide precedent for me to request the variance in both setbacks and lot size. Here's where I'm getting a bit hung up.... The plat I have is from 1998 From an adjacent property, so it does not actually have my house on it. I've measured and have a pretty good idea of where everything falls. The investment to do the replat is $3000. I'm hesitant to make this investment unless I know the city will approve my variance. The city hasn't been particularly helpful in how all this works because they said nobody has done this before And said they'd be willing to work with me on considering a contingent approval pursuant to Confirmation by a licensed surveyor. Anyone done anything like this that can help guide me? I need approval from the city I live in, but the actual replat is done through the county. Thanks for your help. I used to be a real estate agent so I've seen this done before but just don't know all the steps to get there
